Due Diligence

  • Constructability review of design drawings

Pre-Construction Phase

  • Project planning with client and design team
  • Develop project milestone schedule
  • Prepare Requests for Proposals (RFPs) for General Contractor’s selection
  • General Contractor’s selection process
  • Coordinate meetings for detailed scope, project sequencing and logistics review
  • Review and assess project’s key challenges and expectations
  • Coordinate LEED charettes
  • Assist with permitting related issues

 

Construction Management

  • Attend weekly OAC meetings
  • Provide overall construction management leadership
  • Facilitate effective communication among all parties involved on the project
  • Provide review of project schedule and recommendations to stay on track
  • Inspect work in place for compliance with project documents
  • Monitor project budget and help forecast final construction costs
  • Review contractors’ change order requests and provide recommendations to client
  • Assist with review of RFIs and submittals to promote QA/QC
  • Manage LEED certification process with project team
  • Review and certify contractors’ pay applications
  • Schedule and conduct meetings with client’s direct vendors

 

Close Out Administration

  • Verify documentation and witness MEPF commissioning & equipment start-up activities
  • Participate in punch list meetings and job walks
  • Follow up on the correction and completion of the work
  • Assist with potential City issues prior to occupancy
  • Review General Contractor’s close out package to ensure compliance with Prime Contract terms
  • Verify and ensure timely submission of LEED certification documentation
  • Provide oversight of relocation company and assist with coordination efforts
